Frequently asked questions
It depends on the scope of your project. For new builds, barn conversions, and larger extensions, planning permission is almost always required. In these cases, you’ll also likely need a structural engineer and an architect to produce the necessary drawings.
If you haven’t yet engaged a structural engineer or architect, we’d be happy to connect you with one of our trusted partners.
Once planning permission (and any structural drawings) are in place, we’ll provide you with a clear and accurate quotation for the work.
A Party Wall Agreement is a written agreement between you and your neighbour(s) regarding work that affects a shared (party) wall, boundary, or structure. It outlines the nature of the work, how and when it will be carried out, and how any potential disputes will be handled.
If your neighbour consents after being served Notice under the Party Wall Act, the agreement can be informal. However, if there’s a disagreement, a surveyor (or surveyors) may be appointed to produce a formal Party Wall Award — a legally binding document that outlines how the work should proceed.
Yes — under the Party Wall Act, you may be required to serve formal Notice to your neighbour(s) before starting any work. This legislation helps ensure that your building project doesn’t negatively impact adjoining properties, especially when working on or near shared walls or boundaries.
Even when not strictly required, it's good practice to inform your neighbours in advance. Open communication helps avoid misunderstandings and is a great way to keep relations positive throughout the build process.
Yes, we do—but only the best. While I love what I do, I know that sometimes my eye for detail exceeds my own ability in certain areas. When that happens, I bring in a trusted tradesperson who meets the high standards I set for every project.
Over the years, we’ve built strong working relationships with skilled professionals who share our work ethic, attention to detail, and commitment to quality. These are tradesmen we trust—because we know they care as much about the end result as we do.
Yes — many of our clients choose to stay in their homes while work is underway. If you're living in during a kitchen extension, we can even set up a temporary kitchen to help keep things comfortable and functional.
However, one important consideration is access. If your property doesn’t have rear access, materials and tools will need to be brought through the house. In this case, we’ll always take care to fully protect your hallway and flooring to minimise disruption and keep your home safe and clean.
Absolutely. We carry £2 million in Public Liability insurance, which covers you, your family, and your property in the unlikely event of any accident or damage during the build. This insurance also extends to any subcontractors working on your project, so you can rest assured that you’re fully protected at every stage.
